Property & Survey Services

Another offering from the ENDEAVOUR Team is our Property & Survey division. Here we offer Estate Agent, housing providers, private landlord portfolios alongside domestic and commercial individuals alike with a dedicated maintenance service from leaking taps to complete property refurbishments and HMO preparation.

 

We operate either on a repair by repair basis, visiting each issue, providing a quotation etc. however, please get in touch if you have multiple properties requiring regular maintenance and we can discuss a contract provision with you to ensure your buildings and their tenants remain safe and operational with a fast turnaround.

In addition to our maintenance service, we now offer our brand NEW, fully independent 

'Annual Property Survey Scheme'

 

Based on the national importance of rented housing compliance inline with the Housing Act 2004 and HHSRS (Housing Health & Safety Rating System), by utilising our knowledge within the construction and property maintenance sector's, along with HHSRS training, we now proudly offer an annual, independent inspection service of your property to identify and provide professional and statistical findings as to property condition, along with anticipated or potential risks of HHSRS failure along with advising what preventative maintenance measures could be taken to make improvements within 12 months from the date of inspection.

The importance of compliance is ever present and property owners (you, our clients) of tenanted properties risk serious legal and financial consequences by not ensuring their properties are compliant. Should a tenant report your property, the Local Authority may well undertake an HHSRS assessment and categorise this accordingly.

Our aim is to support 'you' with a scheme to get ahead of any potential mitigation and risk. Through taking note, identifying these risks and hazards, categorising them and planning preventative maintenance, you can greatly reduce your risk along with the health and wellbeing of your tenants.

The ENDEAVOUR Process

The sole nature of this fully independent service is to provide a external 3rd party approach with clarity and honesty.

 

  • The client contracts ENDEAVOUR to undertake a survey.

  • Our Engineer makes the necessary arrangements to visit the property and concludes a full internal and external inspection, summarising section by section utilising the HHSRS 29 hazards, supported with photographic evidence, along with our own independent property condition surveying.

  • Once our engineer inspection is completed, any identified hazards considered extreme high risk or danger to life,  are immediately notified to the client in writing by the engineer on the day of inspection, along with photographs advising as such.

  • Upon completion of inspection, our Engineer will then compile a full, detailed report in writing for the client within 5 working days, stating each identified hazard or maintenance issue, with an HHSRS risk rating and/or suggested form of maintenance.

  • These are our independent findings and solely the translation of government statistics by our Engineer against the identified hazards.
